Pre Purchase Inspections

A home inspection is a visual process where all of the systems used within a home are tested and/or operated to verify proper operation or installation. Doors and windows are opened and closed, roofing materials inspected, air-conditioning and heating systems operated. Plumbing system is inspected and comments are provided on the condition and operation of the components tested. Completed reports are distributed to you and/or your agent as requested.

New Construction Inspections

Pre-drywall inspections are completed to ensure all structural members are properly installed and supported. All future concealed systems are inspected to ensure proper clearances and supports not visible during final/finished inspections. We provide references to local building codes within the report for the builder/contractor to complete repairs.

New construction inspections are performed at the completion of construction. The final inspection is completed to verify all utilities are in working order. These inspections are scheduled before the final walk through with the Builder to ensure the livability and safety of the home. We provide references to local building codes within the report for the builder/contractor to complete repairs.

Pre-Warranty Expiration Inspections

Warranty inspections are performed before the 1-year Builder Warranty expires.  The inspection is be performed to locate and report issues associated with the construction and operation of the home or any settling issues that occurred within the first 12 months of occupancy. This is the final opportunity for you to get the builder to repair any problems found prior to your warranty expiration.  If these repairs aren't made at this time, it could be your responsibility to make them before you sell your home in the future.
Additional Services

Investor Property Inspections (Includes Multi-Unit Housing)

Investor property inspections are performed prior to purchase. Pre-purchase inspections are performed to identify defects prior to taking ownership. This allows you to negotiate repairs or price adjustments reflecting upon the property's condition. Inspections for rented properties ensure the written identification of repairs following tenant's departure. Tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems by a third party helps avoid costly litigation or repairs.

Seller Certified Home Program (Pre-Listing Inspections)

Pre-listing inspections are a way to prepare your home for showing, and avoid surprises by a purchaser's inspector that could cost you the sale of your house. Many sales are cancelled by buyer's when they are surprised by the condition of the home they have contracted to purchase. The cosmetics of the home may look great, but if it has serious safety or functional issues, the buyer may pull out of the contract. Pro-active repairs always look better to the buyer. If problems are found by the buyer, it may give the buyer the impression that the seller is trying to hide something.
